We have prepared this information hoping it will help you get settled in your new home.
1. The Association’s Website – www.seaside-village.com
The “Contact Us” tab includes the property management company contact information; phone numbers and email addresses. The “Contact Us” information is available to the public and Owner (registered user.)
Owner Only – Create a login to the website so you can have access to certain documents; CC&Rs, Bylaws, Meeting minutes, etc. and receive Community emails, referred to as eblasts.
The Tenant and public can view the “Newsletters” and the “Info” tab contents. The “Info” tab includes the Association Rules and Regulations documents.
2. Seaside Village Rules and Regulations
Owner and Tenant – It is very important that you familiarize yourself with the Association’s Rules and Regulations. Violations can result in fines and loss of amenity privileges. Owners are held accountable for the violations incurred by their Tenant.
Rules and Regulations – Available to the public and Owner (registered user) on the website.
Seaside Village Rules and Regulations – Adopted 10.25.2017
Dog Run Rules and Regulations – Adopted 11.28.2012
SSV Landscape Rules – Adopted 11.18.2020
Tri-Level Deck Maintenance – Adopted 10.25.2017
Election Rules – Adopted 03.25.2020
Rules and Regulations are a component of the Association’s governing documents which also include the Covenants, Conditions and Restrictions (CC&Rs) and Bylaws. If the Owner does not have all of these governing documents, the Owner can either request them from the property management company or obtain them through the Association’s website as a registered user. There is a fee for the documents provided by the property management company.
3. Electricity – Resident’s Cost
The unit has its own meter.
Owner – Contact Southern California Edison to establish your account.
Tenant – Depends on the Tenant agreement.
4. Gas – Resident’s Cost
The unit has its own meter.
Owner – Contact Southern California Gas to establish your account.
Tenant – Depends on the Tenant agreement.
5. Telephone Landline – Resident’s Cost
If applicable, Owner contact your preferred provider.
Tenant – Depends on the Tenant agreement.
NOTE: If new cabling or wiring needs to be installed, the Unit Owner MUST submit an Architectural Request prior to installation by the service provider. See the Architectural related sections in the Seaside Village CC&Rs, and Rules and Regulations. If unauthorized external modifications are made, the Unit Owner will appear for a hearing before the Board of Directors in Executive Session. The unauthorized external modification will be removed at the Unit Owner’s personal expense.
The Tenant cannot make any exterior modifications. All Architectural Requests must be submitted by the Unit Owner.
6. Cable TV or Wi-Fi Service – Resident’s Cost
If applicable, Owner contact your preferred provider.
Tenant – Depends on the Tenant agreement.

The Tenant cannot make any exterior modifications. All Architectural Requests must be submitted by the Unit Owner.
7. Homeowner Insurance – Resident’s Cost
This is a personal decision. Owners and Tenants may want to purchase Contents and Special Assessment coverage. Contact your financial consultant.
8. Atlanta Avenue Telephone Entry System
Owner – Provide a telephone number for the Atlanta Avenue Gate Entry Phone System to the property management company.
Tenant – Contact your landlord.
How the Atlanta Avenue Gate Entry System Works
The phone number you provide is entered in the phone system. The directory or kiosk shows your last name and unit number. When your guest uses the phone system to enter the Community, the phone number you provide is called. The resident receiving the call presses “9” on their phone to open the gate remotely.
The Sunrise Drive gate can only be entered using a remote control.
9. Remote Controls to Enter the Atlanta Avenue and Sunrise Drive Gates
Owner – Contact the previous Owner, the Customer Service Representative at the property management company for a replacement or ask a neighbor for the dip switch settings and purchase your own unit. There is a fee for remote controls purchased through the property management company.
Tenant – Contact your landlord.
10. There is a limit of two (2) keys per unit. These keys control access to the pedestrian gates, dog run, sports courts and pool bathroom.
Owner – Contact the previous Owner or the Customer Service Representative at the property management company for a replacement. There is a fee for the replacement key.
Tenant – Contact your landlord.
NOTE: Some privileges may be revoked if an Owner is not in good standing; assessments current, etc.
11. There is a limit of one (1) access card per unit. The card is used to access the pool and spa.
Owner – Contact the previous Owner or the Customer Service Representative at the property management company for a replacement. There is a fee for the replacement access card.
Tenant – Contact your landlord.
NOTE: These privileges may be revoked if an Owner is not in good standing; assessments current, etc.
12. Mailbox Key
Owner – Contact the previous Owner. If that isn’t possible, you can replace the lock set with a part described as “Prime-Line Part # S 4129 5 Pin American Device Counter Clockwise Mail Box Lock, Nickel Plated”. This part currently appears on the Lowes and Amazon websites. Then wait for the mail carrier to open the boxes during normal delivery hours (usually between 12:00 p.m. – 2:00 p.m.) to replace the lock. The Owner is responsible for any damage done to the mailbox.

13. Parking When Your Garage is Temporarily Full of Furniture and Boxes.
If you cannot park in your driveway, Seaside Village employs a private security service to enforce parking regulations, monitor the pool and spa area, etc. You can ask to be placed on a Safe List for a limited number of days in a given month. It is very important that you read the parking related material in the Seaside Village Rules and Regulations to avoid any violations or immediate towing. For example, parking on any street is prohibited between Midnight and 4:00 a.m. daily.
To be Safe Listed for temporary parking for a period up to three (3) days, you can contact the private security service directly. That vendor contact information appears in the Association’s newsletter. You can also contact the property management company for their assistance. The Safe Listed vehicle must be parked in a guest parking stall.
14. Trash Collection – How to Get Rid of Your Empty Moving Boxes, Excess Furniture.
The cost for trash collection is included in the monthly assessment. Trash collection service is provided by the City of Huntington Beach.
Trash is normally picked up on Thursdays. Garbage should not be placed out for collection until after 3:00 p.m. of the evening preceding collection day and emptied cans must be removed by 8:00 p.m. on the day of collection. The containers are to be placed on concrete areas only (not on grass) at collection time. During the week, garbage cans are to be stored in the garage.
Currently there are 2 types and sizes of bins.
Residential trash customers can schedule free bulk item collection with the city’s trash collector, Rainbow Environmental/Republic Services. This is allowed 4 times per year, up to 10 items per pickup. Items include furniture, appliances, mattresses, bagged trash up to 40 lbs., and bundled palm fronds (max length 4 ft.). This service must be requested through the vendor.

15. Exclusive Use and Common Area Landscaping
Unit Owners and Tenants cannot make any changes to the common area landscaping. If you have a landscape related request or question, contact the property management company. Depending upon the nature of your request, the Request for Landscape Change form may need to be submitted prior to the modification, per the Seaside Village Landscape Rules. The request will be forwarded to the Board of Directors and the Landscape Committee for consideration.
Some changes to the unit’s exclusive use area such as the front entry, patio, balcony, may require the Unit Owner to submit an Architectural Request prior to the modification. See the Seaside Village Rules and Regulations. If unauthorized external modifications are made, the Unit Owner will appear for a hearing before the Board of Directors in Executive Session. The unauthorized external modification will be removed at the Unit Owner’s personal expense.
The Tenant cannot make any exterior modifications. All Requests must be submitted by the Unit Owner.
16. Building Exterior Modifications
The unit’s exterior cannot be changed by the Owner without going through the Architectural Request process prior to the modification. See the Architectural related sections in the Seaside Village CC&Rs, and Rules and Regulations. If unauthorized external modifications are made, the Unit Owner will appear for a hearing before the Board of Directors in Executive Session. The unauthorized external modification will be removed at the Unit Owner’s personal expense.
The Tenant cannot make any exterior modifications. All Architectural Requests must be submitted by the Unit Owner.

- Common Area Landscaping
- Street Sweeping – This is usually done the 2nd and 4th Friday of the month.
- Building, not contents, insurance. See the website for the coverage type and limits.
- Street Lighting
- Unit Exterior Lighting – Light Fixtures located at the garage and front door only.
- Parking Rules Enforcement using a private security service.
- Lake Maintenance
- Pool and Spa Maintenance
- Sports Court Maintenance
- Dog Run Maintenance
- Clubhouse Maintenance
